What parking lot lighting actually involves.

LED pole and area lights. Pole-mounted LED area lights are the workhorse of a commercial lot. Getting them right means matching the fixture’s lumen output and optics to the pole height and spacing so the whole lot reads evenly, with no dark pockets between poles and no harsh glare bombing the property line. Hopkins lays out the fixture spacing against the lot footprint, sets the mounting height, and aims the optics so the light lands where cars and people are, not in a neighbor’s bedroom window.

Wall packs and building-mounted lighting. Not every lot needs poles. Wall packs mounted on the building face cover entrances, loading areas, dumpster enclosures, and the strip of pavement closest to the structure. Tyler installs full-cutoff LED wall packs that throw light down and out instead of sideways, which keeps the lot bright without the light-trespass complaints that come with older flood-style fixtures.

Conduit, grounding, and foundations. The part nobody sees is the part that fails first when it’s done wrong. Underground conduit runs to each pole base have to be sized correctly, buried below the frost line for a Bristol County winter, and tied to a proper grounding system so a hit pole or a lightning strike doesn’t energize the base. Hopkins runs the trench, sets the conduit, pours or repairs pole foundations, and grounds every fixture so the install survives the weather and the inspection.

Photocell and timer controls. A lot that burns all day is throwing money out the door. Photocell controls turn the lights on at dusk and off at dawn automatically, and timers or smart relays can dim or shut zones overnight once foot traffic stops. Tyler wires the controls so the lot is lit exactly when it needs to be, which is also how most Mass Save commercial lighting rebates are earned.

How it works

From dark lot to final inspection.

01

Site assessment

Tyler walks the lot at the footprint that matters, checks pole locations, existing conduit, panel capacity, and the dark spots you’re trying to fix. You get a clear scope before any work is authorized.

02

Permits & installation

Permits pulled where required, trenching and conduit run, poles and fixtures set, controls wired. Mass Save rebate eligibility is scoped up front so the efficiency credit is captured.

03

Inspection & controls

The work is inspected, the photocells and timers are set, and every fixture is tested for uniform coverage. You’re left with a lot that lights evenly and runs only when it should.

Repairs & why it matters

When a lot light fails, it’s usually the wiring.

Troubleshooting dark and flickering fixtures. A pole light that’s gone dark, flickering, or cycling on and off is rarely just a dead bulb. It’s a failed photocell, water in a pole base, a corroded splice, a tripped circuit, or a driver that’s reached the end of its life. Hopkins brings a bucket truck, gets eyes on the fixture, and traces the actual fault instead of throwing parts at it. See recent commercial work in our gallery for the kind of jobs we handle.

Liability and lost business. A dark lot is where slip-and-fall claims and car break-ins happen, and it’s the first thing a customer notices when they pull in after dark. Properly lit pavement isn’t a nice-to-have for a retail center, a restaurant, an apartment complex, or an office park. It’s risk management and it’s curb appeal at the same time.

Code and minimum illumination. Massachusetts sets minimum illumination levels for commercial parking areas, and exterior fixtures need proper grounding, weatherproof connections, and full-cutoff optics in many municipalities to control light trespass. Tyler has been through exterior lighting inspections in Taunton, Attleboro, Fall River, Stoughton, Randolph, and across Bristol, Plymouth, and Norfolk counties. Doing it to code from the start is what keeps the certificate of occupancy and the insurance clean.

One point of contact. Hopkins Electric isn’t a crew dispatched off a board. When you call, you talk to Tyler. When the bucket truck rolls up to your lot, Tyler is on it. If a fixture acts up after the job, you call the same number. For a property manager who has chased contractors that vanish after the invoice, that’s worth something, and it’s why the person accountable for the work is the same person who did it.

Questions

Parking lot lighting: what owners ask.

For anything not covered here, the fastest reply is calling or texting Tyler at (508) 818-3165 or sending details through the contact form.

Do you repair existing parking lot lights or only install new ones?

Both. A large share of our parking lot work is repair and troubleshooting: dark poles, flickering fixtures, failed photocells, water-damaged bases, tripped circuits, and aging drivers. Hopkins brings a bucket truck, diagnoses the actual fault, and fixes it rather than guessing. When fixtures are too far gone to be worth repairing, we’ll tell you that and scope a like-for-like or LED-upgrade replacement.

Are Mass Save rebates available for LED parking lot lighting?

Yes. As a Mass Save partner, Hopkins Electric scopes commercial exterior LED retrofits with rebate eligibility in mind. Replacing old metal-halide or high-pressure-sodium pole lights with LED, and adding photocell or timer controls, are the kinds of efficiency improvements the commercial program is built to reward. We scope the project with the rebate in view so you know the path before anything is ordered.

Do I need a permit for parking lot lighting work in Massachusetts?

For most exterior lighting work beyond a like-for-like fixture swap, yes, especially anything involving new circuits, trenching, new poles, or panel capacity. Tyler pulls the permit, files in the electrician’s name, and coordinates the inspection so the work is documented and your insurance and certificate of occupancy stay clean.

Can you install pole lights, or do you only do building-mounted fixtures?

Both. Hopkins installs pole-mounted LED area lights with the trench, conduit, foundation, and grounding work that goes with them, as well as building-mounted wall packs for entrances, loading areas, and the pavement closest to the structure. We lay out the fixture type and spacing to fit the lot rather than forcing one approach on every property.

What areas do you serve for commercial parking lot lighting?

Hopkins Electric serves businesses and property managers throughout Taunton, Brockton, Fall River, Attleboro, Randolph, Stoughton, and the broader Bristol, Plymouth, and Norfolk County areas. If your lot is in southeastern Massachusetts and you’re not sure we cover your town, call (508) 818-3165. Most requests within the service area can be accommodated.
