Commercial scope

Inspection-ready, first walkthrough.

Commercial work runs differently from residential. Tenant fit-outs have an inspection schedule that does not slip; if rough-in fails, the GC’s whole project slips. Hopkins’s commercial scope is written so the inspector signs off on the first visit.

Tenant fit-outs. Restaurants, retail, offices, medical. We coordinate with the GC and the architect on rough-in timing. Receptacles laid out from the architectural plan, lighting circuits sized to the lighting plan, panel built to leave a labeled directory.

Panel and service work. Commercial service upgrades, sub-panels for tenant separation, EV-charging additions, life-safety circuits, dedicated equipment lines.

Code work and corrections. If the inspector flagged an issue on a previous job, we read the punch list, write the fix scope, and close it out clean.

Lighting. Track and pendant lighting for hospitality, linear LEDs for warehouse and storage, exterior lighting and parking lot work, sign installs (the bucket truck handles signage on commercial main streets).

The Electrician on every commercial job. Permits pulled in Tyler’s name, photos at rough-in, panel directories typed and laminated, GFCI testing logged.

Light commercial is the work where eighty percent of southeastern Massachusetts electricians either don’t show up or charge enterprise rates for restaurant-and-retail-sized jobs. Hopkins Electric does it. Tenant fit-outs (re-circuiting an office or retail suite for a new lease in downtown Taunton, Brockton, or Fall River), lighting upgrades (T8 and T12 fluorescent → LED retrofits with 0-10V dimming for professional offices), dedicated circuits for kitchen equipment in restaurants and ghost kitchens, panel work on small-business buildings, code corrections that the town inspector flagged on a tenant turnover, emergency service for restaurants and small retailers when the freezer goes warm at 4pm on a Friday. Electrician Tyler Hopkins runs the work himself. You call once, you talk to the same person on the install day, you have his cell for the emergency call. Permits in Tyler’s master license, fixed-price scopes, work documented in the building’s file under the master’s signature.

Tenant fit-outs and re-circuiting for new commercial leases

New lease, new tenant layout, new electrical needs. Hopkins works directly from the architect’s drawings or the tenant’s own scope sketch: re-circuit lighting per the new ceiling-grid layout, add 20-amp dedicated outlets for desks and equipment, set up low-voltage rough-in (data, AV, security) in conduit so the network installer can fish cable later, run dedicated 30-amp or 50-amp circuits for any equipment the tenant brings (commercial coffee machine, retail signage transformer, server rack, espresso bar, fryer line, walk-in cooler condenser). We coordinate cleanly with the general contractor, the building owner, and the wiring inspector for the town. Permits filed under Tyler’s master license, inspections walked, certificate of compliance signed at turnover. Tenants who lease space in southeastern MA after a Hopkins fit-out tend to recommend us for the next fit-out.

LED retrofits, 0-10V dimming, and Mass Save commercial efficiency rebates

Commercial LED retrofits run two paths: direct-wire LED tube replacements (T8 or T12 fluorescents → ballast-bypass LED tubes) for tenants who want a fast, cheap upgrade; or full fixture replacement (lay-in panels, recessed downlights, high-bay LED for warehouse spaces) for tenants doing a full build-out. Modern commercial LED panels deliver 4,000-5,000 lumens at 35-45 watts, with CRI 80+ and 0-10V dimming compatibility for occupancy-sensor and daylight-harvest control. Mass Save’s commercial efficiency program runs strong rebates on qualifying LED retrofits, typically 30-50% of project cost reimbursed via rebate check, paid directly to the building owner or split with the tenant per lease agreement. Hopkins files the rebate paperwork on every commercial LED retrofit we run.

Dedicated circuits for kitchen equipment, refrigeration, and 3D-print/fabrication

Commercial kitchen equipment runs hard on dedicated circuits: 30-amp circuits for convection ovens and proofers, 50-amp circuits for fryer lines and combi ovens, 240-volt 30-amp for commercial dishwashers, 30-amp dedicated for walk-in cooler condensing units, GFCI-protected counter receptacles for prep-area equipment per the MA amendments to NEC 210.8. Hopkins sizes circuits to nameplate × 1.25 (continuous load derating), specs the breaker, runs MC cable or conduit per the inspector’s preference for that town, terminates the equipment, and tests under load. Same approach for retail and small-fab tenants: 3D-printer dedicated circuits, server-rack 20-amp 240V dedicated, espresso-machine 30-amp 240V dedicated for high-throughput cafes.

Code corrections, panel work, and pre-leasing electrical assessments

Tenant turnover in commercial space almost always surfaces electrical work that the previous tenant did informally: extension-cord daisy chains, missing equipment-grounding-conductors on outlets, junction boxes without covers, missing GFCI protection in wet areas, ‘temporary’ wiring that became permanent. Hopkins runs pre-leasing assessments for landlords and owners: a full walk of the panel, every circuit traced to its load, every code violation documented with a fixed-price proposal to bring the space into compliance before the next tenant signs. Building owners who run their portfolio in southeastern MA on Hopkins assessments tend to have shorter turnover times because the next tenant doesn’t surface electrical issues during their own walk-through.

Emergency service for SE-MA small-business commercial accounts

Power outage on a Friday at 4pm with a fridge full of perishables in the freezer of a Taunton restaurant? Tyler picks up. Same-hour response for existing commercial accounts in Bristol, Plymouth, and Norfolk counties on critical-loss issues: freezers, walk-in coolers, ATM lines, point-of-sale systems, security and alarm panels. Annual maintenance contracts for small-business accounts cover quarterly panel and grounding inspections, IR-camera scans of major equipment connections (loose terminations are the leading cause of commercial electrical fires), and priority emergency response. Most commercial accounts pay for the maintenance contract on the first emergency call we save them.

Hopkins Electric runs commercial electrical service across small-business clients in Taunton, Brockton, Fall River, Attleboro, Randolph, Stoughton, and the rest of Bristol, Plymouth, and Norfolk counties: restaurants, retail, professional offices, small-fab and light-industrial, fitness studios, salons, and ghost-kitchen operations. Electrician on every job, fixed-price scopes, permits in Tyler’s license number, Mass Save rebate filing on qualifying LED retrofits, and emergency response for established accounts.

For anything not answered here, the fastest reply is texting Tyler at (508) 818-3165 or sending project details through the contact form. Visit our gallery for recent work.

Do you handle the inspection process?

Yes. Commercial permits are pulled in the Electrician’s name. We attend rough-in and final inspections, write any corrections punch list, and close the permit when the work passes.

Can you bid against an electrical drawing?

Yes. Send the drawing set or the architect’s plan. Tyler writes a fixed-price scope from the drawings plus a site walk. No mystery line items.

How fast can you start a fit-out?

Depends on the GC’s schedule. We typically have crew availability inside two to four weeks for commercial. Tight? Tell us when rough-in is needed and we’ll work back from inspection day.

Are you licensed?

Yes. Tyler Hopkins is a Massachusetts Electrician (license earned 2024). Hopkins Electric LLC is fully insured and bonded. We pull permits in the Electrician’s name on every job that requires one.

Do you pull permits?

Yes, on every job that requires one. We file with your town inspectional services office, attend rough-in and final inspections, and close out the permit when the work passes. Permits are included in the fixed-price scope.
